Filmmaker Rakesh Roshan has entered into a fresh commercial property deal in Mumbai, leasing two office units in Andheri West to BeingU Studios Pvt Ltd, a company associated with the Roshan family. The two commercial units, spread across 5,574 sq ft, are located on the fourth floor of Commerce Centre at B-27, off New Link Road in Oshiwara. The leave-and-licence agreement was registered on September 9, 2026, with Rakesh Roshan named as the licensor and BeingU Studios as the licensee.According to property documents accessed by CRE Matrix, the premises have been leased at an initial monthly rent of Rs 7.3 lakh. The three-year agreement is effective from August 1, 2026, to July 31, 2029. As per the terms, the monthly rent will increase by 5% every year. The rent will rise to Rs 7.6 lakh per month in the second year and approximately Rs 8.05 lakh per month in the third year.Over the full three-year lease period, the property is expected to generate around Rs 2.76 crore in rental income, provided the agreement runs its entire course. The scheduled rent amounts to Rs 87.6 lakh in the first year, Rs 91.98 lakh in the second year and approximately Rs 96.58 lakh in the third year.Based on the total area of 5,574 sq ft, the initial rent works out to approximately Rs 131 per sq ft per month. The agreement also includes an interest-free refundable security deposit of Rs 10.95 lakh, equivalent to 1.5 months of the initial rent. The commercial premises come with two car parking spaces.The latest transaction comes shortly after another property deal involving Rakesh Roshan and his wife Pramila Rakesh Roshan. In August 2026, the couple leased a residential apartment in Mumbai’s sought-after JVPD Scheme for an initial monthly rent of Rs 5 lakh.That three-year agreement was registered on August 24, 2026, and comes with a 5% annual escalation. The couple paid a security deposit of Rs 21.75 lakh for the transaction. The apartment is located on the second floor of Hiralaya Building on N S Road, with the licence commencing on August 15, 2026.Rakesh Roshan and Pramila Roshan had also entered into another significant commercial property transaction in December 2025, when they leased a considerably larger commercial premises in Andheri West to Fabindia.
