Hrithik Roshan has added another commercial property deal to his growing real estate portfolio. According to property registration documents accessed by CRE Matrix, Roshan has leased a 2,727 sq ft office space in Mumbai’s Goregaon East to QuantumX Global Private Limited for an estimated ₹4.84 crore over five years.The office is situated on the 14th floor of the E-Wing at Lotus Corporate Park, located within the Graham Firth Steel Compound in Goregaon East. The five-year lease was registered on August 31, 2026, and will remain valid for 60 months.As per the registered agreement, both the licence and rent commencement dates are set for September 5, 2026.The property has a starting monthly rent of Rs 7.30 lakh, with the agreement providing for a 5% annual escalation. If the increase is applied successively each year, the monthly rent would rise to around Rs 7.67 lakh in the second year, Rs 8.05 lakh in the third, ₹8.45 lakh in the fourth and approximately ₹8.87 lakh in the fifth year.With these annual increases factored in, the total rental value over the five-year lease period comes to approximately Rs 4.84 crore.The latest transaction comes shortly after another commercial lease involving Hrithik. Last month, the actor leased a commercial office space measuring nearly 6,000 sq ft in Andheri West to Clearsynth Labs Limited for five years. According to property documents accessed by CRE Matrix, the agreement carries a starting monthly rent of Rs 17 lakh.The premises consist of seven units on a higher floor of Lotus Nilkamal Business Park on New Link Road in Andheri West. The property also comes with seven car parking spaces, while the tenant paid a security deposit of ₹68 lakh.Rakesh and Pramila Roshan lease out Juhu propertyThe Roshan family has also been active in Mumbai’s rental property market. Just a week earlier, Hrithik’s parents, filmmaker Rakesh Roshan and Pramila Roshan, leased their apartment in Mumbai’s Juhu-Vile Parle Development (JVPD) Scheme for three years.Property registration documents accessed by CRE Matrix indicate that the lease is expected to generate around Rs 1.89 crore in total rental income during the three-year term.The apartment is located on the second floor of Hiralaya Building on N.S. Road in JVPD and has been leased to Asavari Rajopadhye. The agreement was registered on August 24, 2026, while the licence commenced on August 15, 2026.The Roshans have been involved in several notable property transactions over the past year.In January 2026, Rakesh Roshan sold a 1.09-hectare plot in Pune district for ₹15 crore, according to registration documents accessed by CRE Matrix, a real estate data analytics firm.Earlier, in November 2025, Hrithik Roshan, his father’s HRX Digitech LLP and his mother’s Filmkunj (Bombay) Pvt Ltd jointly acquired 10 office units in Mumbai’s Andheri West for ₹28 crore, according to property registration documents accessed by Propstack.Rakesh Roshan and his wife, Pramila Rakesh Roshan, also purchased five commercial office units in Andheri during the same month for Rs 19.68 crore, based on property registration documents reviewed by SquareYards.On November 24, 2025, Hrithik’s sister Sunaina Rakesh Roshan acquired two commercial units in Andheri East for ₹6.42 crore, according to property registration documents reviewed by SquareYards.The latest Goregaon East lease further adds to the Roshan family’s recent string of commercial and residential property transactions across Mumbai.
